Estates will typically comprise block developments, large converted street properties, and any number of individual neighbouring dwellings where there are shared and communal areas or facilities. Estate management primarily focuses on communal and shared areas within these estates, as well as private spaces such as balconies, gardens and frontages, all of which contribute visually to the estate. Within Civica Cx Housing, any number of individual estate records can be created to mirror residential areas and green spaces that fall within the jurisdiction of the housing organisation, and therefore subject to monitoring and maintenance programmes which are informed through regular inspections. The main fabric of any estate is the individual assets held within that locality, and so when creating a new estate record it must be mapped to a specific functional unit, which in turn will have been preconfigured to represent an asset hierarchy. These assets are instantly transferred through to the estate record upon first creation, but any subsequent changes to the inclusive entity criteria of that functional unit can be captured using the 'Evaluate Functional Unit' option. Each estate record serves as the single point of reference for all inter-related data, guiding and steering responsible officers in the preparatory and follow-up activities for each scheduled inspection:
