The procedure to record a property defect within a home buy case is as follows:
- Using the Advanced search spy-glass (
), select Home Buy Case as the Search for and Search by category, and enter the Case ID as the search criteria
1.
- With the Results tab in current focus, double-click on the row containing the exact record match, or return to the Criteria tab and refine the search filters. The Home Buy Case Details window is displayed.
- Click on Cost Floors / Defects. The Cost Floors / Defects tab is activated.
- Click on New Defect. The Defect window is displayed.
- Using the Defect type drop-down field, select a parameter value to qualify the nature of the structural defect identified on the property.
- Use the Note field to add contextual data in support of the structural defect.
- Choose an Effective from date for this property defect i.e. the date on which it was identified
2.
- Choose an Effective to date if there are specific plans to remedy the defect in the future; a blank field means the defect will remain an issue for consideration when proceeding with a home buy case.
- Click on Save. The entry is displayed is the Defects summary table; click on the expansion level pointer icon (
) to reveal the row detail.
- Repeat steps 4 through 9 to document further structural defects identified on the property.
Note
1 Additional search criteria may need to be employed (e.g. start and end date ranges, stage, company, status) to ensure that the correct home buy case is returned; an alternative Search by category of Contact or Contact Group may be selected to extend the available search fields.
2 The Effective from date defaults to the current system date and cannot be left blank.
