Any person who is known to the housing organisation and is recorded on the database e.g. a tenant, an occupant, an applicant for housing, a carer. |
Contact Groups |
A group brings together a collection of contacts that are associated in some way, ensuring that interactions with that group are managed effectively. |
Contract |
An agreement between the contractor and the landlord for the contractor to carry out specified work to agreed assets over a defined period. |
Contractor |
An individual or organisation with responsibility for carrying out work on behalf of the landlord, including repairs and improvements. |
Cost Floor |
The accumulative total spent on a property during the last 10 financial years (from the date on which the application to buy was received). Under the cost floor rule, the discount received by an applicant must not reduce the offer price below what has been spent by the landlord on building, buying, repairing or maintaining it. Valid expenditure included in the cost floor total would comprise renovation costs (e.g. bathrooms, kitchens, etc.), property improvements (e.g. cladding works) and even the cost to build the property or acquire it from another owner. |

Right to Repair |
A scheme ensuring that housing repairs which could affect a tenant's health or safety, and are of relatively small material value are completed quickly. |
Secure Tenancy |
The type of tenancy that allows tenants to remain in the property for life, and in some circumstances pass it on to a relative. Tenants can only be evicted by a court order if they have broken criteria such as paying rent. |
